Double-digit growth for Cyprus property market continues in 2026

Property sales in Cyprus maintained a double-digit increase in February 2026, as transactions rose by 12 per cent year on year, according to data released by the department of lands and surveys.

In total, 1,537 properties changed hands during the month, compared with 1,371 in February 2025.

This follows an annual increase of 11 per cent in January, after a stronger rise of 24 per cent recorded in December 2025.

Within this, Limassol recorded the strongest annual growth, with sales accelerating sharply to 24 per cent, reaching 482 transactions from 389 a year earlier.

The district also remained the market with the highest number of sales nationwide.

In parallel, Famagusta area continued to record robust growth, with transactions increasing by 21 per cent to 63 properties, compared with 52 in February last year, although the pace of growth eased slightly from 23 per cent in January.

Elsewhere, Paphos also remained on an upward trajectory, as sales rose by 14 per cent to 319 units, from 280 a year earlier, though this represented a slowdown from the 25 per cent increase recorded in January.

Growth in Nicosia, by contrast, remained more moderate but stable, with transactions increasing by 5 per cent, unchanged from January, reaching 332 properties compared with 315 in February 2025.

Meanwhile, Larnaca recorded only marginal growth, with sales edging up by 2 per cent to 341 properties, from 335 a year earlier, after a stronger 11 per cent increase in January.

Looking at the broader picture, property sales during the first two months of 2026 increased by 11 per cent nationwide, with the largest gains recorded in the free Famagusta area (22 per cent) and Paphos (19 per cent).

More broadly, the property market recorded a particularly strong performance in 2025, when sales reached their highest level since 2007.

In total, 18,114 sales documents were filed, compared with 15,797 in 2024, reflecting an annual increase of 15 per cent.
